STEPS FOR THE SEALED BID INTERNET PROCESS:

HOW IT WORKS: This is a new way that we are marketing and selling property: real, personal and intellectual. We have interviewed our sellers and know that they are motivated and capable of completing the transaction quickly. We have a bid deadline for this auction of Monday, February 24th, 2014 by 5 PM. All bidders are invited to simultaneously submit sealed bids to a special email address set up for this purpose: KTSilkFlowersBids@AmyMartinAuctioneer.com. After the bid deadline has passed, anyone who has submitted a bid will be contacted and will be able to analyze their position and resubmit their bid if they would like. The bidding process will continue until no one will bid anymore.  The bidding should close within 48 hours after the bid deadline.

DUE DILLIGENCE: We highly recommend that you go and walk the property, preview the inventory, and talk to the current owners before making a bid. We will be happy to meet you at the business location and walk it with you if it would be helpful. Any questions you have can be addressed.

LETTER OF INTENT: We have a sample letter of intent that you can view or download on this page. This is our suggestion. However, you can use your own Letter of Intent or we can help you create one. This letter of intent will outline the terms of your offer and the conditions of the closing.

PROOF OF FUNDS: Please include proof of funds with your letter of intent. This can be a current bank statement (please black out all account numbers), a letter from your bank, or a telephone conversation with your banker.

CONFIRMATION: Our goal is to sell it as high as we can and yours is to buy it as cheap as you can. This is a very fair process. Once the bidding process stops, which will be within 48 hours after the bid deadline, we will work with the seller to confirm the bid.

BUYER’S PREMIUM: There is a 10% Buyer’s Premium added to the high bid of this auction.

LEASE EXTENSION: Please note that any negotiations regarding lease extension must be addressed with the landlord.

EARLY BIDS: Anyone can bid on this property at anytime.  The property can sell before the deadline if an acceptable offer is submitted early.
